PROJECT MANAGER

JOB RESPOSIBILITIES:

Preconstruction:

  • Direct preconstruction services and activities
  • Estimate and establish budgets and contract price (GMP/Lump Sum)
  • Assist with the review of the owner agreement
  • Provide constructability reviews of all project plans and ensure that project plans are complete
  • Negotiate, prepare, and issue subcontract bid packages
  • Set up and maintain electronic filing system

Construction:

  • Procure permits when required and collect copies of permits for project documentation
  • Negotiate cost-effective subcontracts and material purchases
  • Allocate project estimate into financial system
  • Develop and maintain project financial projections and equipment projections
  • Identify cost codes, approve invoices, and make necessary budget management decisions
  • Create monthly owner billings
  • Manage monthly subcontractor billings
  • Organize regular meetings for management and subcontractors and document project meetings (write minutes)
  • Supervise documentation of all significant project events, e.g., accidents, delays, and change orders
  • Update and maintain all sets of drawings and specifications
  • Distribute documents to subcontractors
  • Review, analyze, and transmit submittals
  • Prepare and submit RFI’s as required
  • Prepare and maintain procurement logs, submittal, and RFI logs
  • Verify correct codes on time sheets
  • Maintain progress photo album

Closeout:

  • Compile contract close out documents (O&M manuals, as-builts, etc.)
  • Maintain record set drawings
  • Document punch list work and manage completion of punchlist work
  • Conduct warranty follow-up (1-year warranty walks) as needed

Job Requirements:

  • Engineering, Construction Management or Architectural degree or equivalent experience
  • Field construction management experience (5-8 years, including supervisory skills)
  • Leadership ability
  • Problem-solving ability and strong sense of urgency
  • Organizational and communication skills
  • Computer skills
  • Fundamental knowledge of contract law and project accounting
  • Thorough understanding of all project management control systems (scheduling, cost control, procurement and estimating)

PROJECT ENGINEER

JOB RESPOSIBILITIES:

  • Attend and document project meetings (write minutes)
  • Set up and maintain electronic filing system
  • Update and maintain all sets of drawings, specifications and logs
  • Evaluate and understand basic construction means and methods
  • Maintain a site specific safety plan and pre-task planning process, including audits, meeting, training, etc.
  • Distribute all documents to subcontractors and maintain document logs
  • Review, analyze, and transmit submittals
  • Prepare RFI’s as assigned
  • Prepare and maintain submittal log and procurement log
  • Verify quantities and perform take offs as needed
  • Document quality control issues

Job Requirements:

SUPERINTENDENT

JOB RESPOSIBILITIES:

  • The contractor’s representative at the jobsite who is responsible for continuous field supervision, coordinating and completing the project in a timely and quality manner.
  • Studies specifications and plans to organize procedures for construction and staffing requirements for each phase of construction.
  • Oversee total project supervision effort to ensure appropriate personnel, budget, and schedule are met.
  • Assists Project Manager in the preparation of project schedule and maintains schedule during the construction process.
  • Prepares short term interval schedules and reviews schedule updates with Senior Project Manager or Project Manager.
  • Coordinates and manages subcontractors and suppliers at the site.
  • Reviews and reports on all self-perform production budget and cost.
  • Maintains daily job reports
  • Maintains a clean and orderly project site
  • Participates in subcontractor and owner meetings as required.
  • Orders procurement of tools and materials to be delivered at specified times to meet work schedules.
  • Inspects work in progress to ensure that workmanship conforms to specifications, building codes, and the adherence to construction schedules.
  • Conducts weekly safety meetings and safety inspections as outlined in the safety manual.
  • Conducts a Job Hazard Analysis (JHA) to determine correct safety procedures.
  • Investigates all accidents/incidents that occur on assigned jobsites.

Job Requirements:

  • Strong scheduling, quality, safety, and field management experience.
  • Strong ability to manage multiple jobs
  • Ability to lead and assess trade performance on the job
  • Knowledge of all facets of ground up building construction
  • In-depth knowledge of the construction industry and company operations specifically construction specifications, building materials, methods and procedures
  • Ability to schedule, monitor and forecast resources for optimum efficiency
  • OSHA 10-Hour certification required; 30-hour preferred
  • Drug testing is required before the start of employment

ASSISTANT SUPERINTENDENT

JOB RESPOSIBILITIES:

  • Fosters positive long-term relationships with subcontractors and business partners
  • Demonstrates strong process and application knowledge (building codes, etc.)
  • Skilled at jobsite management; Effectively leads and delivers on key projects and commitments while maintaining team focus on safety, quality and budget
  • Understands and effectively utilizes drawings, specifications, subcontract agreements and purchase orders
  • Orders procurement of tools and materials to be delivered at specified times to conform to work schedules.
  • Communicates effectively with the project manager, superintendent, subcontractors and field leaders to ensure project status and any changes are known to all involved parties.
  • Responsible for helping to develop team member competencies and skill sets. Maintains regular communication with team members and actively engages with superintendent in team support and problem-solving
  • Assists with job set-up, communications, safety compliance, record-keeping, quality control and closeout
  • Has Ability to develop, implement and maintain a four week schedule
  • Conducts a Job Hazard Analysis (JHA) to determine correct safety procedures.
  • Helps with safety meetings and inspections
  • Abides by safety rules and regulations.
  • Investigates all accidents/incidents that occur on assigned jobsites.
  • Leads and/or assists with miscellaneous project duties as needed.
  • When Superintendent is not on site, Assistant Superintendent is able to act in the capacity as a lead project representative.
  • Ability to manage self-perform crews.

Job Requirements:

  • Ability to read, analyze, and interpret contract documents, safety rules, operating and maintenance instructions, and procedure manuals.

EQUIPMENT OPERATOR

JOB RESPOSIBILITIES:

  • Follows prescribed safety regulations
  • Ensure that all housekeeping is maintained in a clear and orderly fashion in assigned area
  • Performs routine maintenance to include lubricating, fueling and cleaning
  • Observes equipment operation to detect machine malfunction
  • Follows work plans and pre-task cards
  • Other duties and responsibilities related to the nature of the job may be assigned on a temporary or permanent basis as needed
  • Operates the following equipment based on the requirements of the project:
    • Blade
    • Dozer
    • Loader
    • Scraper
    • Forklift/Telehandler
    • Bobcat/Skid-steer
    • Boom Lifts/Aerial Lifts
    • Roller

FOREMAN

JOB RESPOSIBILITIES:

  • Supervise and coordinate activities of onsite work crews
  • Coordinate daily work to be performed with the superintendent
  • Read plans to figure out work procedures
  • Monitor work for quality control and correctness
  • Ensure safety regulations and that workers have correct PPE for daily job tasks
  • Analyze and resolve work problems
  • Work according to standard, detailed instructions and established, well-defined procedures
  • Figure out alternative work methods as required
  • Communicate issues to the site superintendent in a timely manner.
  • Keep the jobsite organized and clean

CARPENTER

JOB RESPOSIBILITIES:

  • Build decks, stairs, roofs and other temporary structures
  • Setup tool trailers and/or conex’s,
  • Hand-set forms and/or assemble the gang forms
  • Assist journeyman and foreman with the shooting of grades and elevations
  • The unloading, handling, stockpiling, and erecting of materials
  • Concrete and rough carpentry
    • Hand set walls
    • Footings
    • Gang Wall Forms
    • Structural Concrete Decks
    • In wall and roof blocking
    • Finish Carpentry, including doors, frames, and hardware

CREW LABORER (General, Concrete, Underground Utilities)

JOB RESPOSIBILITIES:

  • Perform tasks involving physical labor at construction sites
  • Clean and prepare construction sites, dig trenches, erect scaffolding, clean up rubble and debris
  • Operate hand and power tools of various types
  • Signal equipment operators to facilitate alignment, movement, and adjustment of machinery, equipment, and materials
  • Lubricate, clean, and repair machinery, equipment, and tools
  • Control traffic passing near, in, and around work zones
  • Erect and disassemble scaffolding, shoring, braces, traffic barricades, ramps, and other temporary structures
  • Load, unload, and organize building materials, machinery, and tools, and distribute them to the appropriate locations
  • Operate forklift or skid loader (must hold current applicable license)
  • Install and maintain perimeter construction fencing and screening
  • Fuel equipment on-site


SKILLS OR EXPERIENCE REQUIREMENTS:

  • Ability to learn new skills with attention to detail
  • Lift and/or pull 75lbs., climb ladders, work off ladders, man lifts or other equipment
  • Ability to maintain a standing position for extended periods of time, fully squat, bend or kneel while wearing a tool belt
  • Capable of working in a variety of weather conditions.
  • Adhere to all OSHA and safety practices and procedures.
